Highlands Ranch is a master-planned community about 12 miles south of downtown Denver in Douglas County. Shea Homes began building here in 1981 on former ranch land, and it is still the company's largest Colorado community, covering about 22,000 acres. It is not a city. It's unincorporated, with services from Douglas County, the Highlands Ranch Metro District and the Highlands Ranch Community Association (HRCA).
Most homes are single-family houses built from the 1980s through the 2000s, from modest two-story homes to large houses backing to open space. Townhomes and paired homes fill in near the main roads, and the Backcountry neighborhood on the south side has some of the newest and largest homes. Every home pays HRCA assessments, and many subdivisions also have their own smaller HOA.
HRCA runs four full recreation centers with pools, gyms and courts, and the community has about 70 miles of trails and more than 2,000 acres of open space. The 8,200-acre Backcountry Wilderness Area on the south end is protected land with natural-surface trails, archery ranges, horseback programs and summer camps. The historic Highlands Ranch Mansion, built in the 1890s, is open to the public for tours and events.
Highlands Ranch is served by the Douglas County School District. C-470 runs along the north edge, connecting to I-25 and the Denver Tech Center to the east and the foothills to the west. Light rail is a short drive away at Mineral Station in Littleton or the stations along I-25.
